Repsal Busholmen is a rehearsal space primarily intended for freelancers and independent theatre groups. The rehearsal space is located at the Victoria apartment block at Busholmen, Helsinki. Since the space is primarily intended for freelancers and independent theatre groups, the booking costs are kept at an affordable level. Repsal Busholmen is controlled by Teater Viirus since the first of January 2023, but the space is not a part of the daily activity of Teater Viirus nor does Teater Viirus use the space for their rehearsals. Repsal Busholmen is a completely separate rehearsal space intended to help artists within the art field.

The activity at Repsal Busholmen is possible thanks to the financial support of Svenska Kulturfonden, Stiftelsen Tre Smeder and Konstsamfundet.
Repsal Busholmen is the size of 93m2, which approximately 60m2 is usable for rehearsals. In addition there is a small kitchen, toilet, shower and a small space for storing equipment. The rehearsal space is also equipped with molton curtains and stage technique.
Due to health and safety regulations, the space holds a maximum of 50 people simultaneously.

Booking the space

1. Contact
Start by contacting the coordinator, Marja Vuori by email (info@repsal.fi, phone: 0443481528) or make a booking through the calendar. The coordinator or the calender system makes a preliminary booking for you or your organisation.

2. Booking confirmation and rental agreement

Fill in the booking formula in the calendar section or provide the coordinator with your contact information and billing information through email.
Submitting the formula or accepting the booking through email functions as the equivalent of signing a rental agreement. Please familiarize yourself with the booking terms and rules of the space prior to submitting the formula or agreeing to book by email.

3. Key
If you require a key to the space (if you don’t currently have one), book a meeting with the coordinator. Repsal Busholmen will require a reimbursement of 75 euros for a lost key.
 
4. Billing
The bill for your bookings will be send to your email.
 
5. Cancellation and changes to your booking
To cancel a booking, you must always send an email to the coordinator.
The booking can be cancelled free of charge a month in advance. If you cancel your booking a minimum of two weeks beforehand, you will only be billed for 50% of your booking price. For cancellations less than 14 days prior, Repsal Busholmen will be the full price of the booking.
Bookings that are made less than 14 days prior to the booking are always legally binding after submitting the form and are billed normally.


Terms of use

1. The tenant observes the condition of both the space and the equipment, and accepts it in its condition in the beginning of the lease, unless something else has been negotiated with the coordinator.

2. The tenant must have their own insurance to cover the costs of their own equipment, accidents, or any harm that the tenant causes to themselves, the space or its equipment. Repsal Busholmen will not cover the costs of accidents towards people, equipment or space by the tenant.

3. The space holds a maximum of 50 people at a time for health and safety reasons. The tenant will not allow more than the maximum capacity of people inside the space during their lease.

4. The tenant is obligated to take care of the space and to make sure that everyone included in their group follows the rules that adhere to the cleanliness and code of conduct stipulated in this agreement, as well as common codes of conduct to maintain the health, cleanliness and order for everyone using the space.
The tenant is not allowed to attach any posters, paintings, signs etc in the doors, walls or windows of the space.

5. The tenant is not allowed to undertake any renovations to the space without the consent of the coordinator.

6. During the lease, the coordinator is allowed to undertake minor renovations in the space if they inform the tenants beforehand. If the renovations cause significant disturbance to the tenant, the coordinator has to give an advance notice to the tenant two months beforehand, with the exception of sudden repairs that need to be dealt with immediately.

7. Repsal Busholmen will not compensate or reimburse the tenant for any harm caused to the space by another tenant. The tenant is not allowed to leave any props, stage objects or other equipment in the space after or between the times they’ve booked the space. Any such storing of objects in the space must be agreed upon beforehand by all tenants concerned. The space must be left in its original condition in the end of every booking. The tenant shall leave adequate time in the end of the booking for cleaning.
There is a professional cleaner that cleans the space thoroughly once a week. The tenants need to take proper care that they always leave the space in a clean state, since there are other users often during the same day.
The necessary cleaning equipment is provided in the attached storage room. The tenants can also find more toilet paper, paper towels, liquid soap and dish washing liquid in the bathroom. The tenants will let the coordinator know if these items are running low.

8. The use of the space is scheduled in between 9am and 11pm. The tenant can book the space for the slots 9am-4.30pm, 4.30pm-11pm or the whole day from 9am to 11pm. The tenant is not allowed to lend the key to the space to a third party. The tenant is liable to reimburse Repsal Busholmen the costs of a missing key.

9. The rent includes in addition to the rehearsal area, the use of the kitchen, toilet, bathroom and the small storage room next to the bathroom. There is a wifi-connection available in the rehearsal space (user info is in the kitchen). The tenant is not allowed to leave equipment outside the small storage room nor leave trash behind. The tenant is obliged to empty out the trash bins if they have used them during their booking.  There are instructions in the space regarding the emptying of the trash. The tenant is also obligated to inform the coordinator about any problems, defects or impairments in the space that come up during their lease. The tenant is obligated to keep the coordinator informed about their contact information.
The coordinator can also print out material on paper for the tenant, if they so wish. The tenant pays for the price of ink and paper. If you need something printed, please be in touch with the coordinator prior to you needing the papers, since she can be busy with other assignments.

10. The space shall be clean and clear for other tenants by the end of the booking. If there are any neglect or defects in the space caused by the tenant, the tenant is liable to reimburse Repsal Busholmen for the repair or cleaning of this neglect or defect. In the case of a cancelation, the cancelation must always be submitted by email to the coordinator.

11. Failure to follow the terms stipulated in this rental agreement allows the coordinator to terminate the tenant’s lease to the space.
 
Other terms
The rent is revised every January and August. In case of a delayed payment of the rent, the penalty interest is stipulated by the Finnish LVHL law.

PLEASE NOTE that the coordinator Marja (as well as the rest of the staff at Viirus) usually works Monday to Friday during regular office hours, 9am to 5pm. Please email or message outside of these times, unless it is an emergency. Please remember that Marja is sometimes busy in meetings during office hours and she always answers calls and emails as soon as possible.
